Mill Hill has an unusually mixed housing stock for North London: genuinely old village properties along The Ridgeway, large interwar houses on the slopes below, and streets of 1930s semis around the Broadway. They do not all want the same render system.
K Rend is a manufacturer of through-coloured render systems, best known for silicone thin-coat and scraped textured finishes. It is a well-established range and we work with it. But it is worth being clear about something the branding tends to obscure: a render system is a build-up, not a product. The base coat, the reinforcing mesh, the beads and the detailing at every edge do more to determine how long the finish lasts than the name on the top coat.
A branded finish applied over poor preparation fails the same way an unbranded one does. That is not a criticism of the manufacturer. It is the reason we quote for the whole build-up in writing rather than selling you a brand name.
Wording matters here. Rendering a wall and insulating a wall are different jobs. If insulation boards are not being installed, it is external rendering, not external wall insulation, whatever anyone calls it in a quote. We keep those separate on paper so you know exactly what you are buying.
Parts of Mill Hill, particularly around the Village and The Ridgeway, sit within a conservation area, and some properties are listed. That changes what is permitted, and in some cases it changes what is appropriate regardless of what is permitted. A modern cement-based thin-coat system on a genuinely old lime-built wall can trap moisture that the wall was designed to release.
On those properties we would rather talk about a lime-based approach, or in some cases advise against rendering at all, than take the job and hand you a problem in five years. If your house falls into that category we will say so at survey and point you at the council before anything is agreed.
A surveyor visits, checks the wall build-up, damp risks, access and the planning and conservation context for your address. You get an itemised written quote that separates preparation, base coat and mesh, the finish system, beads and detailing, and scaffolding. On site the preparation is done first and properly, the system goes on in sequence with curing time respected between coats, and the job ends with inspection, sign-off and warranty paperwork.
K Rend is a manufacturer of through-coloured render systems, including silicone thin-coat and scraped textured finishes. Like any render system, it is applied as a build-up rather than a single product, so the base coat, mesh, beads and detailing matter as much as the branded top coat.
It is a well-established system with a broad range of finishes, but no brand is automatically right for every wall. Which system suits your property depends on the wall construction, its condition and how it handles moisture. We recommend based on the survey, not on brand preference.
We work throughout NW7 including Mill Hill Village, Mill Hill Broadway, Mill Hill East and The Ridgeway. Parts of Mill Hill sit within a conservation area and some properties are listed, which changes what is permitted. We raise this at survey and recommend confirming the position with Barnet Council before any work is agreed.
Usually we can get close, and on a recent finish often very close. On anything that has weathered for several years, expect a visible difference between old and new, and factor that into where you choose to stop the new work.
We specialise in solid-wall and period homes across London and surrounding areas, including:
One short form. One real surveyor. A recommendation based on your wall, not on a brochure.
